What is a Set Back or Boundary Line?

A set back line is most often identified when a property is surveyed for the purpose of a sale. Set back lines are most common in platted subdivisions. They identify the minimum distance any structure (in most cases the home) can be located or built in regards to distance from the street. Set back lines give the neighborhood a structured and organized look.

In very rare cases at Axxis Title we see the home encroach or cross over the setback line. This scenario can cause some title related issues that will have to be worked out prior to closing.
